Commercial sitework from Greencastle

Scope

Pads, parking, drainage, mass grading

Commercial ground is the same problem as residential with less room for error: the pad has to be right, the water has to leave, and the schedule is someone else's. On Grade works to the plan and to the elevations on it.

Same crew, same equipment, same person answering the phone.

Working to a drawing and a programme

Commercial sitework is measured against a civil drawing and a schedule that other trades are booked around. That means building to the grades and elevations on the plan rather than to eye, keeping cut and fill balanced where the design allows it, and having the pad ready on the date the concrete and steel were booked for. Where the drawing and the ground disagree — and on old farmland they often do — the question gets raised before the dirt moves, not afterwards.

Structural fill, subgrade and testing

Building pads, parking areas and truck courts carry loads that a residential lot never sees, so the subgrade has to be proof-rolled and the fill placed in engineered lifts to a specified compaction. Soft spots get undercut and replaced rather than bridged over. If a geotechnical report sets the standard, the testing firm's passes are what confirms it, and the work is built to be tested rather than to look right.

Stormwater, utilities and the parts that get inspected

Commercial sites bring detention, storm structures, deep utility runs and a stormwater permit with them. Rule 5 applies to anything disturbing an acre or more, which is most commercial ground, and the erosion controls are inspected on a schedule while the site is open. Getting the entrance, the perimeter controls and the inlet protection in properly at the start is what keeps a site from being shut down mid-programme.

Do you do commercial work as well as residential?

Yes. Pads, parking, drainage and mass grading for commercial and industrial sites, alongside the residential site prep, driveways and pond work.

Do you work in Indianapolis, or only around Greencastle?

Both. On Grade is based in Greencastle and works east through Hendricks and Boone counties into Indianapolis and Marion County. Call with the address and you will get a straight answer on whether it is a job worth mobilising for.

How soon can you start?

It depends on weather and what is already on the schedule. Wet ground stops excavation faster than anything else. Call and ask — we will tell you the real timeline, not the one you want to hear.
