Working in Danville
US 36 is Danville's Main Street, running east about twenty miles into downtown Indianapolis, and State Road 39 joins it briefly downtown before heading north to Lizton and I-74 and south toward I-70. The county chose Danville as its seat in 1824. Around the town center are older neighborhoods, newer subdivisions on the edges, and a lot of country lots off the state roads.
The work here is mixed. New houses need a basement dug, utilities trenched and the lot graded so water leaves the foundation. Established homes call about wet yards, a drive that needs rebuilding or widening, and room for a garage or pole barn. Rural buyers want a wooded lot cleared for a house. Danville sits in Center and Washington townships. Inside town limits, the Town of Danville's Building Department issues building permits and its Planning Division handles land use questions. Outside town, the Hendricks County offices are the place to ask. Confirm which one covers your lot before the work is booked.

White Lick Creek and the water on the east side
The West Fork of White Lick Creek runs north to south through the eastern side of Danville on its way to the White River, and Thompson Creek runs through Center Township. Lots that drain toward either one tend to have a low spot that stays wet, a yard that floods across in a heavy rain, or a basement that takes on water the builder never planned for.
Fixing that is a grading and drainage job first. We find where the water is coming from, shape the yard so it falls away from the house, and give it a path through a swale, tile or a catch basin to somewhere it can actually leave. Property close to the creek may sit in a mapped floodplain, so check with the county and the Indiana Department of Natural Resources before ground is moved there. Basements and new builds around town
Most of Hendricks County is farm ground with clay-rich subsoil, and subdivisions here are built on fields that were tiled long ago. When we dig a basement near Danville we expect to cross old tile, and we deal with it properly so the new foundation is not sitting in somebody else's drainage.

Country lots off the state roads
North on SR 39 toward Lizton and west on US 36, Danville turns rural quickly. Buyers out there are often starting from a wooded parcel or an old field: the trees come off the building site, a drive goes in from the road, a pad is shaped for the house and a barn, and the rest is mulched or left as timber. A new drive onto a state road goes through INDOT, and onto a county road through the county, so ask early.

Do I need a permit from the Town of Danville or from Hendricks County?
Inside town limits, start with the Town of Danville's Building Department and Planning Division. Outside town, start with Hendricks County. Ask them what your project needs before work is scheduled, and we will build to it.
My yard near White Lick Creek floods every spring. What can be done?
Usually the yard needs regrading so water falls away from the house, plus a swale or tile to carry it off. If the lot is close to the creek, part of it may be in a floodplain, which limits what can be filled. Travis will walk it and tell you what is realistic.
