Land & Lot Clearing in Zionsville

Most people picture the village when they hear Zionsville, but the town limits reach well out into the country. In 2010 Zionsville annexed close to forty square miles of Eagle and Union townships, and it took in parts of Perry Township a few years later. So a wooded five or ten acres with a farm lane can carry a Zionsville address and sit inside the town, not the county. That matters for clearing, because it decides whose rules apply before the first tree comes down.

The work here splits two ways. On a building lot, the trees and brush inside the house, drive and yard envelope come out with their roots, so the ground can carry a foundation and a lawn without sinking. On acreage that has simply grown over, forestry mulching is often the better tool: the brush and small timber are ground to chip where they stand and the chip stays on the soil. We mark the line with you first and keep to it.

Southeast Boone County drains to Eagle Creek and its tributaries, which run south into Marion County. A lot of Zionsville acreage has a draw, a ditch or a wet bottom crossing it, and the trees along those channels are often what is holding the banks. We plan the clearing around the water first, so the ground left behind does not wash into the creek the first spring after the job.

Inside the town or out in the county

The Boone County Area Plan office issues building permits for the unincorporated parts of the county and the Town of Advance. Property inside Zionsville town limits goes through the Town of Zionsville instead. Since the annexations pushed the town line deep into Eagle, Union and Perry townships, it is worth checking which side you are on before you plan around any one set of rules.

Clearing a lot for a house is usually tied to the building permit and the site plan that goes with it, and once a project disturbs an acre or more, the Indiana Department of Environmental Management's construction stormwater general permit applies as well. Regulated drains and the trees along them

Boone County has a network of regulated legal drains, open ditches and tile that the County Surveyor supervises and the county drainage board maintains. They come with an easement, and the Surveyor's office says fences, trees and similar structures are not allowed inside a Regulated Legal Drain Easement. Before you build, add on or dig a pond inside the county's drainage jurisdiction, the Surveyor wants a drainage permit.

For clearing, that cuts both ways. Brush and trees growing in a drain easement may be exactly what the county wants gone, but the bank still has to stay put, and nobody wants spoil or chip pushed into the channel. If a ditch crosses your Zionsville ground, ask the Boone County Surveyor's office whether it is a regulated drain before the clearing starts. Is clearing the lot worth it

It is a fair question, and Google asks it on every Zionsville clearing search. If you are building, there is no house without it, so the real question is how much to take. Clear only the envelope you need plus working room, and the trees you keep go on shading the house and screening the neighbours for decades. Clear the whole lot and you have a bare yard and nothing to put back.

On overgrown acreage the answer depends on what you want from the ground. Brush that has taken over a pasture or a fence row only gets thicker every year, and mulching it back now is a smaller job than mulching it back later. Mulch it or clear it out

A mulcher leaves a carpet of chip that holds the soil while grass and groundcover come back, which suits slopes above a creek and woods you want thinned rather than removed. It does not take roots out. Anywhere a slab, footing or drive is going, the stumps come out, the holes get filled and packed, and the topsoil goes in a pile for later. Can trees be cleared beside a county drain in Boone County?

Check with the Boone County Surveyor first. Regulated drains carry an easement where the county does not allow fences or trees, and work near them needs care so the bank and channel are left intact. The Surveyor's office can tell you whether the ditch on your land is regulated and what they expect.

Is forestry mulching enough to get a Zionsville lot ready to build?

Not where the house goes. Mulching leaves roots in the ground, and roots under a footing or a drive rot and settle. It works well for the parts of the property staying natural or turning back to grass. The building envelope needs stumps out and the holes filled and compacted.
